Three contractors price the same commercial project. The totals are: Contractor A: $925,000 Contractor B: $1,010,000 Contractor C: $1,085,000 At first glance, Contractor A appears to offer an $85,000 advantage over Contractor B. But the totals do not reveal: What each contractor included What each contractor excluded Which allowances were used Whether the plans were interpreted the same way How much supervision is included Whether site work is complete Whether permits and tem

A business owner finds a promising commercial space. The location works. The rent appears reasonable. The square footage seems sufficient. The existing layout looks close enough. The natural next step may seem to be signing the lease and beginning design. That sequence can be expensive. A contractor involved before signing a commercial lease can help the tenant understand what the space may require, which improvements can be reused, what major risks remain, and whether the pr

Selecting a contractor is one of the most important decisions a church building committee will make. The contractor will influence far more than the physical construction. That relationship can affect: The project budget The construction schedule Communication with church leadership Coordination with the architect and engineers Congregational disruption Change-order exposure Financial stewardship The church’s experience throughout the project A low initial price may look attr

One of the first questions owners ask when considering a commercial project is: “What should this cost per square foot?” It is a reasonable question. Cost per square foot provides a quick way to compare projects, test an early idea, and decide whether a property or construction plan deserves further investigation. The problem is that commercial construction cost per square foot is often treated as a fixed price rather than an early planning tool. Two projects with the same sq

Few phrases make commercial property owners more nervous than “We need a change order.” For many owners, change orders are associated with budget overruns, project delays, and unexpected frustration. The reality is more nuanced. Not every change order is avoidable... and not every change order is a bad thing. Understanding why change orders happen and how they can be minimized helps owners make better decisions before and during construction. What Is a Commercial Construction

A commercial construction budget should not be built around the assumption that every existing condition, material price, permit requirement, and design detail will unfold exactly as expected. Even a well-planned project can encounter concealed conditions, design changes, material substitutions, code requirements, or owner-requested revisions after construction begins. That is why commercial property owners and developers should establish a construction contingency before sig

While many owners are familiar with the traditional design-bid-build process, another approach has become increasingly popular: design-build construction. At Vision Building Group, we’ve found that the right delivery method can significantly impact a project’s budget, schedule, communication, and overall success. Understanding the differences bef

If you’re planning a commercial construction project, one of the first questions you’ll face is: Should I hire a commercial contractor before an architect? For many business owners, developers, church leaders, and investors, it seems logical to hire an architect first. After all, someone has to create the plans before construction begins. The reality is a little more nuanced. While architects play a critical role in the success of every commercial project, involving an experi

Signing a commercial lease or buying a property before understanding construction feasibility can create expensive surprises. A space may look right on paper. The rent may work. The location may be strong. The building may even appear move-in ready. But if the electrical service is undersized, plumbing is in the wrong location, the HVAC system cannot support the use, accessibility upgrades are required, or permitting takes longer than expected, the project can become more exp
